Where to Invest in Kyrgyzstan in 2026: Deposit, Apartment or Business

AnonymousInvestmentsNovember 8, 20263 min read

A comparison on fresh data: som deposits at 10–15%, Bishkek apartments at 113,000 som per square meter, ready-made food-service businesses at 250,000–520,000 som. How much you need, what returns are possible and where the risks are.

The short answer. A deposit in som earns roughly 10–15% a year and suits people who value predictability. But annual inflation is currently 10.8%, so the real return is small. An apartment in Bishkek costs on average about 113,000 som per square meter and can generate rental income, but it takes millions of som and doesn't sell quickly. A ready-made business usually costs hundreds of thousands of som and has higher potential returns, but it means work and carries the highest risk.

What is happening in the economy

According to the National Bank of the Kyrgyz Republic, the economy grew 10.8% in the first nine months of 2026. The policy rate stayed at 12%, and annual inflation slowed to 10.8%. The regulator's target is 5–7%.

For an investor, this means something simple: a return below 10.8% in som is unlikely to preserve your money's purchasing power right now.

Deposits: simple, but no miracles

The average rate on som deposits is roughly 10–15% a year. The Deposit Protection Agency has cited a maximum of 14.5–15%, and about 1–3% on foreign-currency deposits. People are clearly choosing the som: in the first nine months of 2026, som deposits grew 9.3%, while foreign-currency deposits fell 13.1% in som terms.

Before opening a deposit, check the effective rate, the early withdrawal terms and how the interest is taxed. Deposits are accepted by 26 banks and 3 microfinance companies.

An apartment in Bishkek: working out the return

In August 2026, the average apartment price in Bishkek was 113,300 som per square meter, according to the state land resources agency. From May 2025 to May 2026, apartments in the capital rose in price by about 6.2%, while houses fell by about 4.2%.

A simple calculation for a 40 m² one-room apartment:

ItemAmount
Price at the average rateabout 4.5 million som
Rent (a realtor's estimate, 45,000–55,000 a month)about 600,000 som a year
Income before expensesabout 13% a year

This is an upper estimate. Actual income is lower because of vacancies, repairs, furniture, taxes and fees. The rent estimate comes from a media report, and the apartment price depends on the district and condition. Check the figures against actual listings in the district you want.

Ready-made business: higher potential, higher risk

A ready-made business often costs less than an apartment. On InvestHub as of November 7, 2026, the typical listing price is 250,000–520,000 som in food service and 260,000–1,500,000 som in retail. These are sellers' asking prices.

Here is how to calculate it: annual net profit divided by the purchase price. A business priced at 500,000 som with a verified profit of 20,000 som a month yields 48% a year. But if the profit appears only in the listing, that figure means nothing. Ask for account statements, cash register reports and the lease.

How to choose: three questions

  1. When will you need the money? If within the next year, a business or an apartment won't suit you.
  2. How much time are you willing to spend? A deposit takes no involvement, an apartment takes a little, a business takes a lot.
  3. How much can you afford to lose? Don't put money into a single project if losing it would be critical.

Frequently asked questions

Where is the best place to invest money in Kyrgyzstan?

There is no single answer: it depends on the amount, the time horizon and your appetite for risk. For the short term, people usually consider a deposit; for the long term, real estate or a business.

How much can you earn on a deposit in som?

On 100,000 som at 12% a year, you would get about 12,000 som in a year before taxes, if they apply. The exact result depends on the bank's terms.

Which pays better: renting out an apartment or a deposit?

As a rough estimate, rental income is comparable to the deposit rate. But an apartment has expenses and possible price growth, while a deposit is more liquid.
